Is it risky selling my home for cash?

With a lender, they have to order an appraisal, wait for the appraisal to be conducted, and then the loan has to go through underwriting. This can be a lengthy process. But what if I need more time to move out?

So how does this process work? What can I expect?

Our first step is to do an initial consultation where we discuss how much you owe and how much you are looking to pocket from the sale. We give you a free no-obligation quote, and that quote is based on where your property is located and the comps for that particular neighborhood.
Second step is to visit your home to do the initial walk-through and take pictures. After that, we will make a firm cash offer, and if you agree and accept, we will go under contract via signature. The contract is the regular Offer to Purchase 2t form that buyers sign when purchasing/selling their property. The contract will give us a 7-day due diligence period where we get to conduct a home inspection with a licensed inspector.
The next step, we send the Offer to Purchase Contract to the attorney office, and they pull a title search on the property to make sure it comes back free and clear. If you have any liens on the property, this is where you will need to pay those liens off to ensure that the title comes back free and clear.
Once the title work clears, the attorney will send us the final ALTA settlement agreement to sign off on. Once the paperwork records at the county courthouse, we have officially closed on the home. Form there, you can either choose to have the funds wired to you, or have the check mailed to you, or you can go to the attorney’s office and pick up your check.
